Superintendent

RESPONSIBILITIES
  • Has experience in ordering, scheduling, quality control, and production of all phases of multi-family residential construction
  •  Responsible for the management of field operations, completion of schedules, and labor budget outcomes including the achieving of milestones and meeting delivery date
  • Direct and supervise all field personnel, subcontractors and engineers on the job-site effectively to bring the project to a successful completion
  •  Maintain relationships with government agencies, inspectors, trade partners, suppliers, and vendors
  •  Responsible for the completion and accuracy of all electronic forms, reports and documentation for the project
  •  Manage costs, risks, methods and productivity to minimize cost overruns and maximize profit
  •  Is proficient in reading blueprints and effectively communicating information to others
  • Control project costs by weekly evaluation and reports of labor, material, and equipment costs, adjusting to insure a fair profit while maximizing client satisfaction
  • Maintain safe worksites in compliance with OSHA regulations and federal safety regulations (such as OSHA and CDPHE) and how to establish and implement safety policies and procedures.
  •  Ability to successfully delegate responsibilities to crew by utilizing quality communication skills and pro-active management style
EDUCATION & EXPERIENCE
  • Has 5+ years experience as a construction Superintendent working on multi-family projects
  • Has OSHA 30 or 10 Hr. Certificate
  • Is proficient in modern builder software and Microsoft Office products

The Project Manager must have initiative, flexibility, imagination and perseverance to perform in this position. Also must have 10+ years construction experience & 5+ years field experience as a Project Manager or Superintendent for multi-family wood frame podium or concrete high-rise projects within California. College degree in related field preferred.

  • Deliver overall project on time and within budget.
  • Have a thorough knowledge of procedures, estimating, cost control, building systems and components, project scheduling, and contractual language.

Job site activities change daily as the construction of the project proceeds. Listed below are examples of typical duties:
  • Support the Project Manager in day to day construction of a large multi-family apartment project. Liaison between the owner, architect, engineer and subcontractors.
  • Processing administrative work; including change orders, process pay applications, organize & review plans.
  • Create, track, distribute and close all submittals.
  • Interpretation of drawings, specifications and field issues.
  • Material and equipment procurement. Plan, schedule, conduct, and coordinate assigned project work
  • Responsible for planning, scheduling, conducting, and coordinating the technical and management aspects of projects.
  • Program  maintenance and updates utilizing company construction program software for: directory/contacts, uploading plans & documents, project communications and creation of various project binders
  • Monitor work for compliance to applicable codes, accepted engineering practices & company standards, plus maintain safety documents and assist in any safety directives.
  • Responsible for coordination and support technical activities on assigned projects. Reviews and maintains: plans, project documents and project status reports.
  • Facilitate and maintain regular contact with project clients.
  • Support effective communication & coordination on assigned projects with all project members.
  • Prepare and maintain project meeting minutes and agendas.
  • Document control-plans and project reporting.

Become  an integral part of the construction team provides Project Engineers with hands-on experience. The work is fast-paced and requires the Project Engineer to be a problem solver and to provide workable solutions to keep the job moving.
  • Must demonstrate positive communication skills.
  • 4 year Degree in Construction Management or Civil Engineering
  • 3+ years of experience as a construction Project Engineer desired, but not required.
  • Is proficient in modern builder software and Microsoft Office products.
  • The Project Engineer reports to the Project Manager.

The Estimator will prepare detailed cost estimates for proposed new multi-family construction projects involving both competitive bid and negotiated type work. The Senior Estimator shall be able to perform all estimating duties, subcontractor solicitation, and have extensive knowledge of construction costs and has the ability to take the lead on selected project estimating efforts.
ESSENTIAL DUTIES AND RESPONSIBILITIES
  • In collaboration with the design team, leads the process for obtaining the highest quality systems, material and equipment for the lowest cost through the value engineering process. Solicits the internal (estimators, superintendents and project managers) and external (subcontractors and suppliers) resources to identify the best way to meet the customer’s need for the lowest cost.
  • Coordinates with Project Manager to provide cost and value management during design.
  • Presents all estimates and value added alternates to the owner and the design team.
  • Interfaces with Project Manager, Superintendent and the Scheduler to produce and maintain a detailed pre-construction schedule and a schematic construction schedule.
  • Examines and analyzes estimates, schedules and constructability reviews for accuracy and sufficiency. Coordinates with the Project Manager and Superintendent to provide Constructability Reviews during all phases of design.
  • Coordinates the development and presentation of conceptual and detailed estimates to the owner and architect.
  • Coordinates with Estimating the involvement of subcontractors and suppliers during preconstruction.
  • Identifies any direct long lead items during design and assist with the development a procurement strategy for the long lead items.
  • Works in support of the project team during the procurement of subcontractors and material suppliers.
  • Works with estimating staff to prepare detailed, quantity and cost take-offs for assigned segments of the project.
  • Ensures that drawings are made available in a timely manner and in sufficient numbers to facilitate the estimate.
  • Actively participates in all design meetings with owners and architects during development of the design and provides feedback directly to owners and architects during the design process to enhance the cost, schedule, quality, and constructability of a project.
  • Develops and maintain strong subcontractor and supplier relationships.
  • Reviews owner blueprints and drawings for both negotiated and bid construction projects; identifying the scope of the work to be performed.
  • Attends initial meetings with owners and architects to discuss the budget plan
  • Ensures that all construction issues concerning the projects are fully clarified before the estimating process begins
  • Generates cost data received by subcontractors for Wilshire estimators and examines data received for accuracy of content before completing the final bid estimate
  • Works with architects and owners in a value-engineering role when preliminary cost estimates exceed the owner’s expected budget
  • Assists in providing architectural pricing the alternatives that offers the greatest opportunity for cost savings
TECHNICAL SKILLS AND EXPERIENCE
  • Comprehensive understanding of labor, equipment, and material rates
  • Has a solid knowledge and understanding of costs to prepare conceptual estimates
  • Adept at quickly learning new software, related to drafting, modeling, estimating, and scheduling
  • Strong knowledge and understanding of design development estimating
  • Advanced user of Microsoft Office applications
  • Working knowledge of construction drawings, costs and principles
  • Detailed Estimating experience and adept at OSTO or Bluebeam Quantity take-off

REQUIRED EDUCATION AND WORK EXPERIENCE
  • Minimum of 2+ years of diversified estimating and construction experience or 2+ years of experience as a Project Engineer or comparable experience
  • 4 year Bachelor’s degree in Construction Management, Architecture, Civil Engineering or similar.
  • Must be professional and polished with excellent written and verbal communication skills
  • Must be able to manage multiple tasks and have excellent follow up skills both internally and externally
